A new medical facility, Mooroolbark Station Medical Centre, has opened at 14–16 Brice Avenue in Mooroolbark, transforming the former Commonwealth Bank building into a modern healthcare hub for the local community.
Doctors Hamed Derakhshani and Peggy Kwok, who have served the Mooroolbark community for more than a decade from a nearby clinic, have relocated to the new premises with the vision of expanding healthcare services and creating a more integrated medical centre for local patients.
The project was facilitated by Your Medical Property, which provided strategic advice throughout the process, assisting with site selection, town planning, and lease negotiations.
Founder and Managing Director of Your Medical Property, Mark Wizel, said helping doctors navigate the complex process of securing medical premises is critical to the long-term success of healthcare practices.
“Establishing a medical practice is far more complex than simply leasing a building,” Mr Wizel said.
“Healthcare premises require careful consideration of planning regulations, landlord negotiations and the future operational needs of the practice. Our role is to guide doctors through that process so they can focus on delivering care to their communities.”
Dr Derakhshani said the move had been several months in the making and represented an important step forward for the practice and its patients.
“We have both been here as family doctors serving the whole community in Mooroolbark for more than a decade,” he said.
“We are very excited to work here providing our service and we’re comfortable being part of the community of Mooroolbark.”
The doctors began exploring options to expand their services before identifying the Brice Avenue property with the support of Your Medical Property.
“So as a result, we started thinking about how we could improve our service to the community, and then we found this place with the help of Your Medical Property,” Dr Derakhshani said.
The vision for the new centre is to develop a local healthcare hub, bringing together general practitioners with allied health professionals and specialist services under one roof.
Plans for the centre include a pathology collection service, as well as potential psychology and physiotherapy services, creating a more convenient and comprehensive healthcare experience for local patients.
Mr Wizel said integrated healthcare facilities were becoming increasingly important as communities look for more accessible medical services.
“Modern healthcare increasingly revolves around integrated medical hubs where GPs, allied health professionals and specialists can collaborate,” he said.
“When practices are designed with this model in mind, it not only improves patient access to services but also strengthens the overall healthcare ecosystem within the community.”
A key part of Your Medical Property’s role was assessing the town planning suitability of the site and ensuring the premises met regulatory requirements for a medical practice.
Understanding the number of practitioners operating from the premises and the future scale of the practice are critical elements in planning approvals and compliance.
For many medical professionals, navigating these processes can be complex and time-consuming.
Mr Wizel said early strategic advice is essential when doctors are establishing or relocating their practices.
“Doctors are experts in healthcare, not property and planning regulations,” he said.
“By working with specialists who understand the medical property landscape, practitioners can avoid costly mistakes and ensure their practice is set up for long-term growth.”
Dr Derakhshani said the guidance provided throughout the process helped make the transition smoother.
“I believe we have the experience in the medical field, and getting the right advice early — around planning, timing and connecting us with the right people — made a big difference,” he said.
“That was very good help.”
With its expanded facilities and plans for additional services, Mooroolbark Station Medical Centre aims to become a central healthcare hub for the Mooroolbark community, continuing the doctors’ long-standing commitment to local patient care.
